About the Sasi Group … The Sponsors & Supporter of Sasi Real Estate

The Group supports philanthropic activities to disseminate of Social EntrepreneurSHIP through Sasi Foundation to support non profits entities to become self-sustaining.

A small step followed by sustained effort leading to Supreme Services that is how the seed sown by Late Sardar Muljee Shroff 130 years ago grew into a Bunyan tree branching off in all directions. This man had a vision like Alexander. He also left home for conquering a new world. Instead of a huge army, he was enthused by high aspirations and hope. He visualized, he worked and he won. The year was 1877, Kathiawar was the station he left and Bombay (now Mumbai) the destination he chose. The nucleus set-up was destined to become a flourishing Enterprise at the hub of Princess Docks in Bombay.

Thus, you see that our "little" world did not start with the proverbial "big bang". The beginning in our case was modest and mum too; but soon our enterprising ancestors were providing Mercantile activities including Financial Services, Commerce, Trade and Allied Operations along with investment advice on property development opportunities.

Moved by social consciousness, our fore fathers realized that the key to the progress and well-being of the people of Sub-Continent lay in modern education and entrepreneurship. As committed as the family is the tradition continuous to preserve in the fourth generation. Encapsulating, the developing world and beyond, we are working hard to find a balance to combine entrepreneurship with social giving and philanthropy.

Subsequently, the business was diversified with emphasis on Real Estate Development, Construction, Manufacturing Industry, Long-term Investments and Consultancy. It formed into a Corporate Body from Shroff & Shroff Investment Limited to SASI GROUP in the early 70's, a dynamic link in the long chain of family enterprises picked up in terms of length and strength. To-date more than two dozen affiliates in various fields of activities have so far joined hands to work under the umbrella of Sasi Group of Companies.

Traversing the 130 years history of development the Group has developed collective foresight, experience, dedication, power of decision, ability of execution and the overall sincerity and efficiency at all levels. Within a span of 13 decades, our goodwill has already surpassed Millions mark and soon shall be touching the brink of Billions.

The Group has participated in several projects on the basis of long term planning, along with professional expertise of consultants such as Architects, Lawyers, Accountants, and experienced Bankers. The real study and case in point is the first project ”SASI TOWN HOUSES" on Victoria Road now Abdullah Haroon Road, Opposite Marriott Hotel and United States Consulate were sold for 250,000 only in 1978 and current present value is in excess of 7,500,000 million. This is increase of 3750% growth in 27 years and is aiming to maintain this level for future benefits of all the customers.

The Sasi Group entered under new structure, corporate image and brand in 70's. During their teamwork and leadership, the Group diversified in various business activities including real estate development, construction, retailing, publishing, education, healthcare, distribution, stock brokerage, corporate finance, asset management, M & A Activities and Merchant Banking.

Careful Planning is the root of all successful projects. The scale and diversity of our real estate and property investment along with our Research and Development Department enable us to monitor the market on regular basis, as such it provides awareness, experience and judgment that we bring to bear on various sections of our Group’s Project, Construction and Development activities. 

Our Real Estate and Property Development activities involve more than just constructing and marketing. We advise on various financial, management and strategic decision making process.

Apart from constructing and selling our projects we are happy to acquire properties for exchange against our on-going projects under construction, on mutually acceptable terms. Our specialists with experience and success in this service are used for the clients’ best advantage not only limited to housing but extended to commercial, office accommodation, leisure and retail as well. 

Property Development is a complex process which needs professional expertise and judgment based on wide practical experience. SASI assess all the factors concerned providing the practical and professional advice needed from the inception of development to its completion. Market surveys and projections of supply and demand provide a sound basis for recommendation on a property’s development potential. 

In the sketch design stage, we draw on the practical experience of our In-House Group resources to establish the design, cost and performance standards of the building, its finishes and services and other facilities. 

The feed back from experience in marketing and in building management over the years is invaluable at the stage and throughout the preparation of working drawings. Drawing on our wide experience, we assist in outlining the brief and advising on the design concept of any scheme to ensure that the most efficient building is constructed in terms of commercial appeal, internal layout, specifications and cost.

Over the past decade institutional and private investors have learnt to place an increasing importance on having a proportion of their funds in Real Estate. As an established medium for investment in long-term, Real Estate has attracted increasing funds from within the country and overseas. Real Estate Development & Investments

• SASI is engaged in real estate investment activity primarily with a view towards developing real-estate for retention or onward sale to customers.

• In addition to identifying, developing and investing in potential “landmark” to develop properties in major cities, SASI develops custom tailored office complexes, housing communities and leisure facilities.

• To enhance its development portfolio, SASI also builds to specific requirements, tailor built office centers for financial institutions in all major cities. The financial institutions, corporate and multinational clients, are anchor tenants and occupiers.

• Property development in association with world class companies will take the form of developing urban housing projects, “cities within cities”, trade zones/industrial sites, and business complexes, shopping centers, hotels/resorts, clubs and leisure properties.

• Real estate development will take place with the owners of the property and participation of project, construction management professionals and architects.

Corporate Real Estate Acquisitions

SASI also serves as conduit of capital for acquisition opportunities in real-estate development, housing and construction related industries as part of its investment philosophy and policy in alliance with financial institutions apart from its general business activities of being a real-estate developer.

• Real-Estate acquisition opportunities are sought by SASI’s core professional team on success fee formula and profit sharing basis.

• Acquisition criteria is to target assets which are held by institutions, high net-worth individuals and public listed Companies having considerable growth potential but are in need of real-estate development advisory, corporate and financial restructuring.

• Occasionally, “sick” companies and projects are acquired, principally through a government privatization program or reorganization with financial institutions, with the intent of staging a dramatic turnaround through restructuring, induction and participation of premier management team after identifying real-estate assets in which we can add value.

• As required, the acquired company’s management and operations are restructured, with SASI providing strategic advice and financial expertise related to Real-Estate Development, or securing the assistance of the international real-estate experts and management consulting firms.

• Critical in growing the value of SASI’s acquisitions is the role of its post-acquisition core management professionals who are responsible for monitoring the project or the acquired companies and maximizing the value of their business in close association with the company’s management team.

• The method and timing of realization of the Real-Estate acquired are dictated by market conditions.

Select Venture Capital Participation in Real Estate

SASI is selective in providing capital financing to Real-Estate ventures evaluating on the basis of the following criteria:

• The most common element of this process in real estate relates to the size of investment required, the product and market sector of the business and the stage of development.

• Evaluation is focused on areas such as the structure of the deal, experienced management team, land acquisition strategy, quality of product, characteristics of the project, methodology to be used and it’s vulnerability to, and potential in the market.

• Real-Estate Investment structuring and the pricing is negotiated between SASI and the entrepreneur. Issues such as the kind and mix of the financial instruments, the capital structure, pricing, warranties and covenants are agreed at the beginning of the exercise.

• Ongoing monitoring of the relevant projects following investment will be outsourced to Project Management Team. This is tied to the level of investment and the growth potential of the relevant development project.

• The goal of the SASI’s fund portfolio manager is to realize Group’s investment within 3-5 years. Targeted returns expected to achieve 35%. The conditions and timing for exiting is usually negotiated and agreed upon during the structuring of the investment. There are various timing options and the process itself involves fair amount of legal, financial and tax consideration.

Franchise Development of Real Estate

Franchising wave has taken over the way people do business in the world today in light of its brand power in financial, marketing, operational, organizational and economic dynamics.

SASI Group will target 2nd and 3rd tier players in the Real-Estate related franchising industry internationally to attract them to establish joint venture for this region. 

SASI Group will negotiate exclusive territorial master franchise rights with franchisor to establish new entities. SASI will provide the seed capital to establish this enterprise, franchisor will manage and operate the enterprise. The venture will be based on 50% ownership by each sponsor; the eventual exit strategy will be to obtain listing on the stock exchange to realize SASI’s investment as capital gain.
